The 7/12 Extract (Saat Bara Utara in Marathi) is arguably the most important land record document for rural areas in Maharashtra and Gujarat. It is an extract from the state's land register maintained by the Revenue Department.
It explicitly details the name of the occupier/owner, the physical boundaries of the land, any active loans or encumbrances issued by farmers' societies or banks, pending litigations, and the types of crops grown on it. Without securing a clear 7/12 extract digitally signed by the Talathi, buying agricultural land is extremely legally perilous.

Application Process
How to Check & Download 7/12 Digitally (Maharashtra)
The MahaBhulekh portal allows citizens to instantly download secure, digitally signed copies of the 7/12 and 8A extracts, which are legally valid directly in courts or for bank loans without needing a physical signature from the Talathi.
- Navigate to the official MahaBhulekh (Bhumi Abhilekh) website of Maharashtra.
- Select your division (e.g., Pune, Konkan, Nashik) from the map.
- Click on the 7/12 option, and select the District, Taluka, and Village.
- You can search via Survey Number / Gut Number, Name (First/Middle/Last), or Property Number.
- To download a Digitally Signed copy (legal for official use), navigate to digitalsatbara.mahabhumi.gov.in and login as a premium user.
- Pay a nominal ₹15 fee per download via the integrated gateway. The downloaded PDF will carry a barcode and digital signature.
