What is a Khata Certificate?

It consists of two parts: the Khata Certificate (which states who the owner is according to municipal records) and the Khata Extract (which details the property size, valuation, built-up area, and usage classifying it as commercial or residential).

Application Process

How to Obtain / Transfer a Khata Online

  1. Register on the Official Municipal Portal (e.g., Sakala portal for BBMP in Bangalore).
  2. Fill out the standardized Khata Transfer / Registration form online.
  3. Upload the registered Title Deed alongside the Encumbrance Certificate (EC).
  4. The Assistant Revenue Officer (ARO) verifies the documents and calculates the compounding fee or transfer fee.
  5. Once approved, pay the fee online to download the digitally signed e-Khata.
