What is a Patta?
A Patta (often termed Record of Rights in other states) is a crucial land revenue record issued by the Government that serves as indisputable proof establishing the lawful possession of a specific piece of land. While the Sale Deed transfers ownership between individuals, the Patta proves that the Government recognizes you as the taxpayer and rightful physical possessor of the land.
It is specifically vital for lands with no built structures (empty plots/agricultural fields), as it proves possession avoiding land encroachment disputes. In states like Tamil Nadu, online Patta retrieval is fully integrated via the AnyRoR/TNREGINET portals.
Eligibility
Who can apply?
- Citizens who have recently purchased land or inherited it via a registered deed or Will.
- Individuals holding a registered Sale/Gift Deed must immediately apply for Patta Transfer to secure their title.
Required Documents
- Registered Sale Deed / Gift Deed / Partition Deed.
- Current Encumbrance Certificate (EC) spanning back to the previous Patta owner.
- Previous Patta Document copy (if available).
- Aadhar Card / PAN Card.
- Property Tax/Water Tax receipts.
Application Process
How to Apply for or Transfer a Patta Online
When you buy a plot of land, the existing Patta must be transferred to your name (Mutation of Patta). The general digital workflow in Tamil Nadu (and similar states) involves:
- Navigate to the state's official land records portal (e.g., e-Services / TN Patta Chitta).
- Select "View Patta & FMB / Chitta / TSLR Extract" to verify existing records.
- To apply for a transfer, login via the citizen service portal (or visit the local e-Seva centre/Tahsildar office).
- Submit the registered Sale Deed, Encumbrance Certificate, and previous Patta document.
- The Village Administrative Officer (VAO) verifies the physical possession boundaries.
- Upon approval by the Tahsildar, the digital Patta is generated featuring a QR code, which you can print entirely online.
